Tamko Windows & Doors: The Los Angeles Owner’s Guide
We work on Tamko windows and doors across Los Angeles, and we stock the replacement hardware, weatherstripping, balancers, and lock sets that keep them closing tight. A typical Tamko window or door repair in the LA market runs $470 to $2,125, while a full window replacement falls between $5,310 and $17,700 depending on size, frame material, and glass package. Most homeowners discover they need us when a window won’t stay up, a door won’t latch, or the morning marine layer starts sneaking through a seal that gave out.
Tamko’s window and door lines are known for vinyl and aluminum frames that hold up reasonably well in Southern California heat, but the moving parts are the weak link. Balancers lose tension, rollers flatten on the track side, and weatherstripping turns brittle after six or seven summers of direct sun. We replace the part, not the whole opening, whenever the frame is still square.
Which Tamko Models This Applies To

Tamko’s residential window and patio door lines share most hardware across series: the single-hung, double-hung, horizontal slider, and their vinyl patio sliders. The compatibility gotcha owners hit is assuming one balancer fits all window heights. It doesn’t. A 24-inch double-hung sash uses a different spring tension than a 36-inch one, even when both are labeled “Tamko.” We match the balancer to the sash weight stamped on the side of the old unit.
How to identify yours: open the sash and look at the sticker on the top edge or the frame jamb. You’ll see a series code (usually two letters followed by numbers) and sometimes a manufacture date. No sticker? Measure the visible glass width and the overall frame height, then call us. We can pull the right replacement from the measurements alone. For patio doors, the rollers on Tamko sliders are proprietary to the track profile. We install both OEM Tamko rollers and a quality aftermarket equivalent that often outlasts the original, especially on coastal-facing sliders in places like Santa Monica or Playa del Rey where salt air eats the bearing surfaces.

Signs Your Tamko Windows & Doors Is Failing
- The sash drops when you let go. This is a failed balancer or a broken tension spring inside the jamb channel. The window still looks fine from the outside, but the internal mechanism is done.
- You have to lift the door to get it to latch. Rollers have flattened or the adjusting screw has backed out. Ignoring it scores the track and eventually ruins the door panel rails.
- Drafts at the sill or stiles even when closed. The weatherstripping has compressed permanently or cracked. In Los Angeles, UV is the culprit: strips facing west or south bake harder and fail faster than shaded sides.
- Condensation between the glass panes. The insulated glass unit seal has failed. You’re not wiping it away, it’s trapped. The fix is glass replacement, not a new frame.
- Lock won’t throw or the keeper is loose. The strike plate has shifted from years of slamming, or the lock cylinder is worn. Sometimes a screw replacement fixes it; sometimes the lock set needs swapping.

AfterReplacement Cost & What’s Included

In Los Angeles, Tamko window and door hardware repair runs $470 to $2,125 installed. That’s parts plus labor, with the exact number based on what failed and how accessible it is. A balancer swap on a ground-floor window sits at the low end. A full weatherstripping kit on an oversized patio slider, including track cleaning and roller replacement, lands mid-range. Glass unit replacement pushes toward the top when the sash is large or the glass is low-E or tempered.
What drives the range: part availability (OEM Tamko parts sometimes take days, quality aftermarket equivalents are usually on our truck), sash size, and whether the frame needs realignment before the new hardware goes in. We give you a written price before we start, and the number we hand you is the number on the invoice. Every repair comes with our 365-Day Done Right Promise in writing: if the fix fails inside a year, we come back and make it right at no charge.
DIY or Call Us?
What you can safely check yourself: clean the tracks with a dry cloth, tighten any visible screws on the latch plate, and note which window or door is acting up and when it started. That’s useful information for us. What we’d caution against: Tamko balancers and tension springs inside jamb channels are under real load. A slipped spring can take off a fingertip. Door rollers require lifting a heavy panel off its track, and doing that solo on a second-story slider in a Silver Lake hillside house is not worth the hospital visit.
The honest split: if it’s a loose screw or a dirty track, try it. If it’s anything spring-loaded or requires unglazing a sealed unit, call us at (213) 277-6578. We’ll send a background-checked, uniformed technician who’s done this a few hundred times.
FAQs

Frames typically last 20 to 30 years in Los Angeles, but the moving parts – balancers, rollers, weatherstripping – last 7 to 12 years before needing replacement. Sun and salt air accelerate the wear, so coastal homes need hardware attention sooner than inland neighborhoods like Pasadena or Glendale. Call (213) 277-6578 and we’ll tell you whether the part or the whole window is the smarter spend.
Some things can: loose strike plates, out-of-adjustment rollers, and dirty tracks are repairs. But broken balancers, cracked weatherstripping, and failed glass seals are replacement jobs. The good news is we stock the common Tamko replacement parts, so waiting days for OEM shipping is rarely necessary. We’ll give you a written price before any work starts.
Most single-window hardware swaps take under an hour. A patio door roller and weatherstripping replacement runs 90 minutes to two hours. Glass unit replacements sometimes need a second visit once the new IGU is fabricated. We’ll give you a real arrival window when you schedule, and we keep it.
