Sakrete Home Additions & ADU: The Los Angeles Owner’s Guide

If you’re planning a home addition or ADU in Los Angeles and you’ve got Sakrete product on site, we can work with it. Penhallow Remodeling Los Angeles installs and integrates Sakrete concrete mix, repair mortars, and anchoring products into residential additions and accessory dwelling units, with full builds typically running $53,100 to $153,400 depending on scope, foundation complexity, and finish level. Most owners realize they need help with Sakrete products when a slab pour goes wrong, anchor bolts shift, or a repair patch starts crumbling before the inspector even shows up.

We’re an independent general contractor serving Los Angeles, not affiliated with Sakrete. That means we stock the materials that work, but our opinion isn’t tied to pushing one bag over another.

Which Sakrete Products This Applies To

A wide opening with a new beam where the kitchen wall was removed

Sakrete makes a broad line, but for home additions and ADUs in Los Angeles, we’re mostly dealing with three product families: their high-strength concrete mixes (5000 Plus and 6500 PSI mixes), their anchoring epoxies and post-setting compounds, and their repair mortars for patching existing slabs before framing goes up. The compatibility gotcha most homeowners miss is this: a standard 80-lb bag of Sakrete 5000 Plus yields roughly 0.6 cubic feet of cured concrete. If your foundation plan calls for a 4-inch slab over 600 square feet, that’s 7.4 cubic yards, or about 333 bags. Most DIYers buy 40 bags and run out mid-pour, which creates a cold joint and a failing slab before the ADU is even framed.

On anchoring: if you’re bolting ADU shear walls to an existing Los Angeles slab, Sakrete’s anchoring epoxy needs a clean, dry hole at the right diameter for the bolt spec. If the hole’s been drilled with a dull bit or the dust isn’t blown out, the epoxy won’t bond, and the anchor fails under tension. We check every anchor point before the inspector walks through. For repair mortars, the product label will list the minimum thickness and the surface prep requirements. Skip the primer or trowel it too thin, and you’ll get a patch that pops.

OEM versus aftermarket doesn’t apply to concrete the way it does to appliance parts. Sakrete is the brand; the question is whether a project needs their 5000 Plus blend or a standard 4000 PSI mix. For Los Angeles ADU slabs and stem walls, we spec 5000 Plus when the plan calls for compressive strength above 4000 PSI, which most LA city permits do for structural elements.

Signs Your Sakrete Home Addition or ADU Work Is Failing

  • Cracks wider than a credit card along the slab edge. This usually means the mix was over-watered during the pour. Too much water weakens cured concrete, and Los Angeles’s hot, dry summers speed the shrinkage. A slab that could have hit 5000 PSI might cure out at 3000, and the cracks show up within the first year.
  • Anchor bolts that spin instead of tighten. Epoxy anchoring fails when the hole wasn’t cleaned or the adhesive wasn’t mixed properly. This is a structural red flag on any Los Angeles ADU, and a retrofit fix isn’t always simple.
  • Patches that sound hollow when tapped. A repair mortar that didn’t bond to the old slab will echo. It’s not a cosmetic issue. Water gets behind it, and in LA’s wet winters, that trapped moisture cracks the patch further.
  • White powdery residue on the surface. That’s efflorescence, and it means water is moving through the concrete. In Los Angeles, where we alternate between drought and heavy rain, this is usually a sign of poor drainage or a missing moisture barrier under the slab.
  • Concrete that’s sandy to the touch months after the pour. This means the mix never fully cured. It’s a sign of inadequate water retention during curing, and it’s common when pours happen in Valley heat without a curing compound or wet burlap.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

For a full home addition or ADU build in Los Angeles involving Sakrete products, you’re looking at $53,100 to $153,400. The spread is real, and here’s what drives it:

  • Foundation scope. A simple slab-on-grade for a small bump-out runs on the lower end. A full ADU with a stem wall, footing trench, and anchor bolt pattern on a hillside lot (common in Echo Park, Mount Washington, and Silver Lake) pushes costs up fast.
  • Access. If we can’t get a concrete truck to the site, we’re mixing on site with a portable mixer, which adds labor.
  • Demo and haul-away. If there’s an old slab or failed patch to remove, that’s separate line-item work.
  • Finish level. A broom-finished slab is simple. Stamped, stained, or polished surfaces add cost.

What’s included when Penhallow Remodeling Los Angeles handles it: the written price before any work begins, the materials, the labor, disposal, and the 365-Day Done Right Promise in writing. If concrete cracks or an anchor fails inside the guarantee period, we come back and fix it at no charge. You’ll know the number on day one, and that number is the invoice.

A smaller-scope concrete repair without a full addition runs between $945 and $5,310 in Los Angeles, depending on square footage, access, and whether rebar or epoxy anchoring is involved.

DIY or Call Us?

You can safely check a few things yourself. Read the bag date stamp. Concrete mix has a shelf life, and a bag older than six months in a humid garage may not cure to spec. You can also check slab thickness with a masonry bit. If you drill and hit dirt sooner than the plan calls for, the pour was short. But when it comes to structural concrete in a Los Angeles addition or ADU, this isn’t a weekend patch job. A bad mix, a skipped anchor, or a cold joint means the inspector red-tags the work, and you’re paying twice to have the slab saw-cut and re-poured. Concrete isn’t forgiving. Nobody gets a second pour at a discount.

The actual pour, the anchor setting, and the repair mortars are all worth having a professional handle. Trevor Nash studied construction technology at Los Angeles Trade-Technical College and has spent two decades pouring and repairing concrete across the Basin. He’ll give you a number first, then pick up the tools. Call (213) 277-6578 and we’ll come out, look at what’s there, and tell you what it’s going to cost.
