Quikrete Windows & Doors: The Los Angeles Owner’s Guide
If you’ve got a Quikrete window or door assembly that’s binding, sagging, or letting moisture in, you’ve found the right page. Our Los Angeles team stocks the common Quikrete-compatible frame components, sill plates, and hardware (plus quality aftermarket equivalents) and can usually get the part in-hand within 1 – 2 days when it’s not on the truck. Installed replacement for a Quikrete door or window unit in Los Angeles typically runs $590 – $1,770 depending on the unit size, condition of the rough opening, and whether you need a like-for-like part or a full frame rebuild.
Here’s the pattern we see: a homeowner notices the door drags across the threshold every summer, or the window gets condensation between the panes in winter. They don’t think much about it until the lock stops lining up or the frame starts wicking moisture into the surrounding stucco. By the time most folks call, the issue has usually been quietly getting worse for a year or more.
Which Quikrete Models This Applies To

Most Los Angeles homes with Quikrete products are dealing with one of three things: a Quikrete stucco/finish-coat system around a window or door penetration, a Quikrete concrete or mortar-set threshold under a door assembly, or an older Quikrete-finished surround that has cracked and compromised the weather seal. The compatibility gotcha we see constantly: Quikrete’s stucco finishes and patch products are cementitious, and homeowners often mistake a failed finish coat for a failed window or door. If the frame itself is still square and the sashes still seal, the actual failure is usually in the Quikrete surround, not the glazing.
Here’s how to tell what you’re dealing with. Look for a manufacturer label on the hinge edge of the door slab or the interior edge of the window sash. Note the rough opening measurement (not the frame measurement, the stud-to-stud opening). If you don’t see a label, measure the visible glass dimensions and the wall depth at the jamb. That tells us whether you’re on a 4-9/16″ or 6-9/16″ jamb, which is the first fork in the road. For the Quikrete portion specifically, check the surface texture and color of the surround finish. Quikrete stucco finishes in LA weather usually hold up 8 – 12 years before they start spalling if the original installer skipped proper curing. After that, it’s a repatch-and-reseal job, not a full window replacement.
On OEM versus aftermarket: for the Quikrete cementitious materials themselves, the brand name matters because mixing and curing properties differ. For the window or door hardware (hinges, latches, rollers, weatherstripping, thresholds), quality aftermarket equivalents are usually just as good and often better, because window hardware companies have specialized while Quikrete is fundamentally a concrete products company. We match the part to the application, not the brand loyalty.

Signs Your Quikrete Windows & Doors Is Failing
- Water staining or soft drywall under the sill. This is the #1 call in Los Angeles. The Quikrete finish around the penetration has cracked or debonded from the frame, and rain (we get it in bursts, not slowly) is tracking behind the stucco.
- The door drags or binds at the threshold in summer. Concrete and wood expand at different rates in LA heat. A threshold set without an expansion joint will push up and make the door stick. It’ll seem fine in November and seized by August.
- Condensation between double-pane window glass. Seal failure is a window problem, not a Quikrete problem, but the fix often involves pulling the sash and checking whether the surrounding finish coat is still intact enough to reseal properly.
- Cracking stucco radiating from the corners of a window or door opening. This is a stress fracture pattern. It means the opening wasn’t properly flashed or the Quikrete was applied over a structural movement point without a control joint. Water gets in, and then the real damage starts.
- The latch or lock no longer lines up. If the slab still measures square but the hardware won’t catch, the opening has shifted or the hinges have worn. Either way, it’s a signal the assembly needs more than a new strike plate.

AfterReplacement Cost & What’s Included

For Los Angeles specifically, here’s what we write on the estimate. A door threshold rebuild with Quikrete mortar and proper flashing runs $590 – $1,180. A full window replacement (including Quikrete surround prep and finish coat matching) lands between $590 and $1,770 per unit, depending on the window’s rough opening size and how much stucco has to come off to get a clean bond. If you’re doing multiple windows or the surround repair is extensive, the labor stacks differently and we’ll show you that line by line.
Every quote includes the part or material, the labor to install it, the debris haul-away, and our written guarantee. The number on the estimate is the number on the invoice. We don’t write change orders for “unexpected” conditions unless something genuinely changes after opening the wall, and if that happens, you get a written adjustment before we touch it. This is the Kingswell standard: written price before work starts, a defined arrival window, the job site left clean, and a written guarantee on every project. The 365-Day Done Right Promise covers the full job for a year after completion. If something fails, we come back and fix it. You don’t pay a second visit.
DIY or Call Us?
This is where I’d tell you straight: some of this you can check yourself, and some of it will get you hurt or make the problem worse. Checking for cracks, water staining, and alignment issues is safe and useful. Recaulking a visible gap is fine. But pulling a window sash, removing stucco around a structural opening, or trying to re-bed a door threshold in Quikrete mortar mix is not a weekend job. Quikrete products cure fast, they’re unforgiving on a bad mix, and once that material sets against a frame you can’t fix the bond without taking it all out. If the window or door assembly is still functional and the issue is in the surround, you need someone who understands both systems and won’t leave you with a water leak behind a fresh coat of stucco.

FAQs

In our experience across LA, a Quikrete stucco finish around a window or door penetration lasts 8 – 12 years before it needs meaningful repair, assuming it was properly cured and flashed in the first place. The window or door unit itself may last 15 – 20+ years if the surrounding finish isn’t letting water in. LA’s UV exposure and the seasonal temperature swings between the coast and the Valley accelerate finish degradation compared to inland, newer construction. Call (213) 277-6578 and we’ll assess whether you’re at a patch stage or a replace stage.
Yes, in most cases, if the underlying window or door frame is still square and the rot hasn’t reached the structural framing. We can remove the damaged Quikrete finish, flash the penetration correctly, and patch the surround to match the existing texture and color. This is usually a $590 – $1,180 repair in Los Angeles, which is significantly less than replacing the entire window assembly. If the frame itself has moved or the sill is rotted through, the economics shift and we’ll tell you before you spend a dime.
A basic threshold replacement or hardware swap is usually done in one visit, 2 to 4 hours on site. A window or door surround repair with Quikrete finish coating typically takes one full day, and the finish coat needs 24 – 48 hours to cure before it’s fully set. If multiple windows are involved or we have to rebuild a rough opening, plan for 2 to 3 working days. We’ll give you the exact arrival window before we start, per The Kingswell Way.
We stock the common Quikrete-compatible threshold materials, flashing, and finish coat products on the truck, along with the hardware equivalents for KraftMaid, Cambria, and Silestone systems. If we’re matching a specific Quikrete finish color or a non-standard window sash, that’s usually a 1 – 2 day order from our Los Angeles-area suppliers. We tell you before the job starts exactly what’s on the truck and what’s getting ordered, so you’re never surprised by a timeline.
