Kohler Home Additions & ADU: The Los Angeles Owner’s Guide
If you’re planning a home addition or ADU in Los Angeles and want Kohler fixtures integrated from the first rough-in, we handle it. A full home addition typically runs $53,100 to $153,400 in LA depending on square footage, foundation work, and fixture package, while a detached ADU with Kohler bath and kitchen fixtures generally lands between $106,200 and $259,600. Most owners reach out after realizing that a big-box Kohler kit bought online doesn’t match the rough-in valves already in their walls, or after a handyman install developed a leak that ruined drywall before anyone noticed.
Which Kohler Models This Applies To

Kohler’s product families span several decades, and the compatibility traps are real. The older Kohler Coralais shower valves use a different cartridge than the current Rite-Temp pressure-balancing line, and swapping one for the other without checking the rough-in body gets expensive fast. We’ve pulled apart walls in Los Angeles homes where a homeowner had threaded a new Rite-Temp trim onto an old Coralais valve because the escutcheon plate covered the mismatch until the first shower.
For additions and ADUs, the practical question is usually fixture selection at rough-in. We’ve installed a lot of Kohler Purist and Kohler Artifacts suites into new ADUs around Los Angeles because the thermostatic valves in those lines hold temperature within a degree or two, which matters when your ADU tenant takes a shower while someone runs the clothes washer in the main house. If you already have a Kohler fixture you want matched, the model number is stamped on the underside of the spout or on the valve body behind the trim plate. Take a photo before you call, and we can usually identify it from the trim lines alone.
We’re an independent general contractor, not affiliated with Kohler. When a part is still under Kohler’s warranty, we’ll flag that and help you file the claim. When it isn’t, we source OEM or a quality aftermarket equivalent that meets the same spec, and we’ll tell you which one we’re quoting and why.

Signs Your Kohler Home Additions & ADU Is Failing
- Water temperature swings mid-shower. This almost always means a failing pressure-balancing cartridge inside the Kohler valve, especially on Rite-Temp models older than eight or ten years. In Los Angeles, hard water from the Metropolitan Water District accelerates mineral buildup on the cartridge seals.
- Drip from the tub spout or showerhead that won’t stop. A worn cartridge or a cracked ceramic disc inside the valve. Left alone, a slow drip in an ADU can run a tenant’s water bill up and eventually stain the tub or shower pan.
- Low water pressure at one fixture only. If the rest of the house has normal pressure but one Kohler shower or tub flows weak, the aerator or cartridge screen is likely clogged with sediment. With older galvanized supply lines in some LA bungalows, the clog can also be downstream of the valve.
- Loose or rattling trim plates and handles. Common on high-use ADU showers. The internal brass stem threads wear, and the handle starts wobbling before eventually slipping off. It’s a simple fix if caught early.
- Water stains or soft drywall on the wall behind the shower. This is the one we never want to find. It means a leak inside the wall cavity, often at a copper-to-valve connection that wasn’t soldered cleanly or a failed compression fitting. By the time you see the stain, the framing is already wet.

AfterReplacement Cost & What’s Included

For a focused job like replacing a Kohler valve cartridge or swapping a trim kit inside the Los Angeles city limits, you’re usually looking at $295 to $825 depending on the part and whether we need to open drywall. If the work is part of a larger project, such as a bathroom addition or an ADU build-out, the fixture package gets absorbed into the broader scope. A full Kohler-equipped bathroom inside a new addition runs roughly $10,620 to $33,040 including rough-in, waterproofing, tile, and fixture installation.
| Job | Typical Los Angeles Installed Range |
|---|---|
| Kohler cartridge replacement | $295 – $825 |
| Kohler trim kit replacement (valve retained) | $470 – $1,180 |
| Full Kohler bathroom in new addition | $10,620 – $33,040 |
| ADU with Kohler kitchen and bath fixtures | $106,200 – $259,600 |
Every quote we write includes the part, the labor, the permit if one’s required, and the warranty in writing before any work starts. The range moves based on access to the plumbing, whether we’re matching an existing rough-in or setting a new one, and which Kohler line you’ve chosen. A Purist thermostatic valve costs more than a basic Rite-Temp, and that shows up honestly on the line item.
DIY or Call Us?
A clogged aerator is a fair DIY job. Unscrew it, rinse the screen, and reassemble. A cartridge replacement inside a Kohler valve is where we draw the line, not because it’s impossible, but because the water shutoff, the proper removal of the retention clip, and the correct orientation of the new cartridge are each a place where a small mistake turns into a flooded wall. If you’ve got an older home in neighborhoods like Leimert Park or West Adams with original galvanized plumbing, the shutoff valves themselves may be corroded and snap when you try to close them. We’d rather find that out with the water already controlled than leave you standing in front of a sprayed wall. When in doubt, call us at (213) 277-6578 and we’ll talk you through what you’re seeing.
FAQs

Kohler cartridges in LA typically last 8 to 12 years depending on water hardness and how often the fixture cycles on and off. ADU rentals see more wear simply because of higher daily use.
Yes, in most cases the cartridge and seals can be replaced while the brass rough-in body stays in the wall. Replacement of the full valve body is only necessary when the brass itself is cracked, frozen, or if the original rough-in is too old to accept a new cartridge. Call (213) 277-6578 and we can tell you which situation you’re in from a photo and the symptoms.
Most cartridge or trim replacements take two to three hours including shutting down the water, testing, and cleanup. If we need to open the wall to address a leak, plan on a second visit for drywall and paint repair.
We keep common Kohler Rite-Temp cartridges and pressure-balancing spools on the truck, along with standard trim kits for the most-installed lines. For less common series like Purist or Artifacts in specific finishes, we source the part same-day from local supply houses in Los Angeles and schedule the install within the week. Give you a number first, then pick up the tools.
