GAF Home Additions & ADU: The Los Angeles Owner’s Guide

We install and build GAF-compatible home additions and ADUs across Los Angeles, with full projects typically running $53,100 – $153,400 depending on square footage, foundation work, and finish level. The most common call we get starts with a homeowner whose existing addition is showing its age at the roofline or exterior envelope, or who wants to convert underused square footage into a rental unit before L.A.’s ADU rules shift again. Either way, the roof system and building envelope are where GAF materials do the heavy lifting, and that’s where a failed or failing component usually announces itself first.

Which GAF Models This Applies To

A single-story rear room addition with tall windows and a new patio

When we talk about GAF in the context of home additions and ADUs, we’re talking about the roofing and weatherproofing system that sits on top of the new structure. GAF’s Timberline HDZ and Timberline UHDZ architectural shingles are the lines we spec most often for L.A. additions, along with GAF’s StormGuard and WeatherWatch underlayments for the low-slope sections that are common on ADU roofs. The compatibility gotcha most homeowners don’t know: GAF’s enhanced warranty (the Golden Pledge and Silver Pledge tiers) requires that the whole roof system, from deck to ridge cap, be GAF-branded components. Mix in a competitor’s underlayment or ventilation and the system warranty drops to the basic material warranty. That matters when you’re spending $50,000-plus on an addition and want the roof covered for decades, not just the shingle replacement cost.

We treat Penhallow Remodeling Los Angeles as an independent contractor, not a GAF dealer or factory affiliate. That means we recommend the GAF product that fits the job, and we’ll tell you plainly if a different product makes more sense for a particular roofline. We also work with KraftMaid and Cambria for interior finishes and Silestone for countertops, so the whole project comes from recognized brands without being locked to one manufacturer’s ecosystem.

Signs Your GAF Home Additions & ADU Is Failing

  • Granule loss in the gutters or at downspout exits. L.A.’s sun bakes shingles hard, and once the ceramic granules start washing off, the asphalt underneath is taking direct UV exposure. This is the earliest warning sign on additions built 15-plus years ago.
  • Curling or lifting at the shingle edges. The adhesive strips on a GAF shingle have a real lifespan in our dry, hot summers. When they let go, wind gets under the tabs and the roof starts working like a loose flap instead of a sealed system.
  • Staining or water marks on the ceiling of the addition. This is the one nobody wants to see. It means water has already gotten past the underlayment and into the decking or insulation. By the time it shows inside, the repair is no longer a simple shingle swap.
  • Daylight visible through the roof deck from the attic or crawl space. If you can see pinpoints of light through the sheathing, the decking is compromised and the structure isn’t shedding water the way it should be.
  • Mold or mildew odor inside the ADU after rain. In Los Angeles, we don’t get rain all year, but when it comes, it finds every gap. A musty smell after a winter storm means water is getting in somewhere and sitting in the framing or insulation.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

A full re-roof on a home addition or ADU in Los Angeles typically runs $9,440 – $23,600 as a standalone project. When the roof work is part of a larger addition build, the framing, sheathing, and roofing line item lands inside the broader $53,100 – $153,400 project range. What drives the number: roof pitch (a steep pitch on a second-story addition costs more in labor and safety equipment), the number of penetrations like vents and skylights, whether the existing decking can be reused or has to be replaced, and the GAF warranty tier you’re after. Every Penhallow Remodeling Los Angeles project gets a written price before work starts. The number on day one is the number on the invoice. That’s the Kingswell standard, and it’s been the rule since 2004.

The 365-Day Done Right Promise covers the workmanship. If something fails inside that year because of how we installed it, we come back and fix it at no charge. That’s in writing on every project, including additions and ADUs.

DIY or Call Us?

You can safely do a few things yourself: check your gutters for granule buildup, look at the shingle edges from the ground with binoculars, and note any interior stains on the ceiling. You should not get on the roof. A roof failure on an addition or ADU is not a weekend fix, and the risk of a fall or further damage to the decking isn’t worth it. If you see granule loss, curling, or any interior staining, call (213) 277-6578 and we’ll come assess it. Trevor Nash will give you a number first, then pick up the tools. That’s the whole point. Free estimates on every job, and a real person answers the phone when you call.
