Boxabl Bathroom Remodeling: The Los Angeles Owner’s Guide
Boxabl bathroom remodeling in Los Angeles typically runs $10,620 to $33,040 installed, depending on the size of your unit’s wet bath, fixture selection, and what we find behind the walls once the demo starts. We stock Boxabl-compatible fixtures and finish materials, and most bathroom remodels on Boxabl units are completed within 10 to 14 working days. The most common way owners discover it’s time: water staining on the ceiling below the bath, a soft spot in the floor near the shower pan, or grout lines that keep cracking no matter how many times they’re re-caulked. In Boxabl units specifically, the factory-installed bathroom is built as a modular wet-bath cassette, which means wear and tear concentrates in a few predictable places, and we’ve learned exactly where to look.
Which Boxabl Models This Applies To

We work on the Boxabl Casita line, which is the primary model homeowners in Los Angeles are purchasing, including the 20×20 and the newer accessory dwelling unit configurations. The bathroom cassette in a Casita is a pre-fabricated wet-bath module with a 32-inch shower enclosure, a low-flow toilet, and a 24-inch vanity as standard factory spec. Where owners get tripped up: Boxabl’s plumbing connections are routed through the floor chase, not the walls, which means a standard Los Angeles plumber who hasn’t worked on one will often open the wrong side of the wall looking for shutoffs. The shutoffs are behind an access panel under the vanity, not behind the shower valve. If you’re replacing the factory shower valve, make sure it’s a PEX-compatible fixture with 1/2-inch inlets; the factory unit uses PEX throughout, not copper. We also see owners try to swap in a standard 60-inch tub where the factory cassette simply won’t take it; the Boxabl shower footprint is 32 by 32, and widening it means reframing the cassette wall, which is a structural change, not a fixture swap.
One more compatibility gotcha worth knowing: the factory vanity is 24 inches wide with a 4-inch centerset faucet, not a widespread. If you order a new faucet before a remodel, widespread fixtures won’t land on the factory sink without drilling, and that sink is a proprietary molded basin. It’s easier to replace the vanity and sink together, which we do often, and which is one reason our Boxabl bathroom range has real spread between the low and high end.

Signs Your Boxabl Bathroom Remodeling Is Failing
- Water staining on the ceiling below the bathroom. In Boxabl units, the bathroom sits on a raised cassette with a drain chase underneath. A loose shower pan seal or a cracked factory drain fitting leaks down into that chase and shows up on the ceiling of the room below before you’ll ever see water on the bathroom floor.
- Grout cracking or tiles lifting around the shower base. The Boxabl shower enclosure is set on a lightweight composite pan, and over time the pan flexes slightly with use. That movement cracks grout and eventually lets water behind the tile. Re-grouting alone won’t hold; the pan needs to be re-bedded or replaced.
- A soft spot in the floor near the toilet or shower. This usually means the factory vinyl flooring has been wicking moisture from a slow leak. By the time you feel it underfoot, the subfloor in that spot is compromised and needs a patch or full replacement before new flooring goes down.
- Water pressure drops when anything else runs. The Boxabl bathroom shares a 1/2-inch PEX supply line with the kitchenette in many units. If pressure drops noticeably, it could be a kinked or partially crimped line at the factory connection, which is a known failure point in early-run Casitas.
- The fan doesn’t pull moisture out, and the mirror fogs for hours. Factory exhaust fans in Boxabl units are a compact 50-CFM model. In a Los Angeles climate where we run heat and AC in the same week, that’s often too little for a sealed wet-bath cassette. Upgrading to a 70-CFM or 80-CFM fan with a humidity sensor makes a measurable difference.

AfterReplacement Cost & What’s Included

Here is where Boxabl bathroom remodeling pricing lands in Los Angeles, what drives it, and what you get.
- Small Boxabl bath refresh: $10,620 – $14,160. New vanity, faucet, toilet, exhaust fan upgrade, re-seal the shower, new flooring.
- Full Boxabl bathroom remodel: $14,160 – $23,600. New shower enclosure or tub-to-shower conversion, cement board substrate (the moisture-resistant layer behind your tile), tile or solid-surface walls, new fixtures, flooring, vanity, lighting.
- High-end Boxabl bathroom remodel: $23,600 – $33,040. Custom tile work, Cambria or Silestone vanity top, frameless glass shower enclosure, upgraded plumbing fixtures from Kohler or Moen, recessed lighting, and expanded storage built into the cassette where the framing allows.
Every quote we hand you is a written number before we pull a single tile. That means the price you sign is the price you pay, even if we find something behind the factory panel we weren’t expecting. Our workmanship warranty covers the install for 365 days under the Done Right Promise, and the products we install carry their own manufacturer warranties on top of ours.
DIY or Call Us?
There are things a Boxabl owner can safely check, and then there are things you should not touch. You can pull the access panel under the vanity and check for visible moisture or a loose supply connection. You can inspect the shower pan for cracked caulk and the floor for softness. You can see if the exhaust fan is even running by holding a tissue to the grille.
What you should not do is open the wet-bath walls yourself. The Boxabl cassette is load-bearing in the sense that the factory walls lock into the module’s framing, and cutting into the wrong stud line can affect how your unit sits. Plumbing changes inside the cassette involve the floor chase, and a botched connection there leaks into the structure, not onto a slab where you’d catch it early. That’s the kind of repair that costs three times as much to fix after the fact. Give us a call at (213) 277-6578 and we’ll walk through what you’re seeing. If it’s something simple, we’ll tell you over the phone and you won’t pay a dime for the conversation.
FAQs

A factory Boxabl bathroom, with normal use, starts showing wear around the 7 to 10 year mark, and by year 12 most owners in Los Angeles are looking at a real remodel rather than spot repairs. The shower pan seal and the factory flooring are the two things that go first, and in our experience the original exhaust fan is undersized for the humidity it’s asked to handle here.
In many cases yes, and we’ll tell you honestly if a repair is the smarter spend. Re-bedding the shower pan, replacing the drain fitting, swapping the fan, and sealing the enclosure are all common Boxabl repairs that buy real time. If the factory flooring has failed or the subfloor is soft, though, that’s a replacement job, not a patch. Call (213) 277-6578 and we’ll help you figure out which one you’re facing.
A small refresh usually takes 5 to 7 working days. A full remodel with shower replacement, new substrate, tile, and fixtures runs 10 to 14 working days. We pull permits when the scope requires it, and we’ll tell you on the front end whether yours does.
We keep the common failure parts on hand: PEX-compatible shower valves, 24-inch vanities, 4-inch centerset faucets, and exhaust fan upgrades that drop into the factory opening. For bigger items like replacement shower pans or custom glass enclosures, we source through our regular trade suppliers and have them on site before demo day. You won’t be waiting on a shipment the week your bathroom is already torn apart.
