James Hardie Home Additions & ADU: The Los Angeles Owner’s Guide
We install James Hardie siding and trim on home additions and ADUs across Los Angeles, and a full addition with Hardie cladding typically runs $53,100 to $153,400 depending on square footage, foundation work, and finish level. Most owners call us when they spot cracked fiber cement boards, swollen edges around windows, or HardieTrim that has pulled loose from the wall. Some of these are cosmetic, and some mean water is getting behind the siding, which in Southern California’s wet winters means mold inside the wall cavity before you see anything inside the living space.
We are an independent remodeling contractor, not a James Hardie dealer or affiliate. What we bring to the table is direct field experience with HardiePlank lap siding, HardiePanel vertical sheets, HardieTrim boards, and the flashing details that make or break a Los Angeles ADU. Trevor Nash has worked with fiber cement in this climate long enough to know which corners fail first on a detached garage conversion in Encino versus a hillside addition in Mount Washington.
Which James Hardie Models This Applies To

If your home addition or ADU was clad in the last 20 years, you are almost certainly looking at one of three product families. HardiePlank lap siding comes in 4-inch, 5.25-inch, 6.25-inch, 7.25-inch, and 8.25-inch exposures, and the board width on your wall will tell you which one you have. HardiePanel is the 4×8 and 4×10 vertical sheet product, usually found on modern or contemporary additions. HardieTrim finishes the corners, windows, and fascia, and it is the piece we replace most often because end cuts wick water when they were not sealed at installation.
The compatibility gotcha most homeowners miss: James Hardie products are factory-primed but not finish-painted. The color coat is whatever the original installer put on. That means a board swapped now will need a paint match, and fiber cement holds paint differently than wood or stucco. We note this before any work starts so the number we give you includes touch-up paint and primer, not just the board itself. For Los Angeles homeowners with HOA-governed communities like those in Porter Ranch or Westchester, the HOA may also have an approved color palette you will need written into the scope.
On the OEM versus aftermarket question: we recommend genuine James Hardie board for any visible wall face. There are lookalike fiber cement boards on the market, but the density, edge profile, and warranty backing differ enough that we do not install them on exteriors. For hidden areas like the backside of a knee wall or an interior mudroom, we will talk through whether an equivalent board makes sense, but the savings are usually small enough that staying with Hardie is the smarter call.
Styles & brands we work with

Signs Your James Hardie Home Additions & ADU Is Failing
- Cracked boards, especially at outside corners and around window cutouts. This is usually impact damage from a stray ladder, a thrown baseball, or ground movement. A crack that runs through the board face lets water into the substrate, and it will spread with LA’s hot-and-dry summers followed by rain.
- Swollen or puffy edges along the bottom course. This means the original clearance from grade was too tight, or the sprinkler system has been hitting the same line of board for years. Fiber cement wicks moisture; once the edge swells, the board’s structural integrity is compromised.
- HardieTrim pulling away from the wall at joints. The trim boards expand and contract at a different rate than the lap siding, and if the original installer used standard nails instead of the specified fasteners, movement eventually works them loose. On a Los Angeles ADU, this is the most common failure point we see.
- Paint that bubbles or peels only on the north-facing walls. That is not a paint problem, it is a moisture problem. Shaded walls in Los Angeles never dry out after morning marine layer or winter rain, and the trapped moisture pushes the paint film off.
- Stains, streaks, or dark lines running down from window sills and roof lines. These are water tracks. They mean flashing is missing, was installed wrong, or has separated. On a fiber cement wall, water tracks are the early warning that the wall cavity is getting wet.

AfterReplacement Cost & What’s Included

For Los Angeles home additions and ADUs, full siding replacement on an addition runs $53,100 to $153,400 depending on the wall area, access, whether we are also replacing trim and flashing, and whether the existing substrate needs repairs once we open the wall. Smaller repair jobs, like replacing a section of cracked boards or re-securing trim, are billed per board and per labor hour, and we will give you a written line-item price before any work starts. That is the Kingswell standard: you get a number you can hold us to, not a range that grows once we find what is behind the siding.
Every James Hardie repair or cladding job includes the board, trim, or panel material, the correct fasteners and flashing, primer and finish paint matched to your existing color, and our 365-Day Done Right Promise. If the repair fails inside that year, we come back at no charge. Written, not verbal.
DIY or Call Us?
You can safely inspect the exterior. Look at the bottom edge of the boards, check the trim joints, and feel for soft spots. What you should not do is pull boards off an occupied wall. Once you remove a piece of fiber cement siding, you have exposed the weather-resistant barrier and possibly the sheathing behind it. A wrong re-install, even just a missing piece of flashing tape, turns one bad board into a very expensive mold problem inside your Los Angeles addition. We have opened walls in places like Silver Lake and Atwater Village after a well-meaning DIY repair and found rot that started small and traveled the full length of a stud bay. Give you a number first, then pick up the tools. That is how we work. Call (213) 277-6578 and we will come out, assess the damage, and put the fix in writing.
FAQs

James Hardie fiber cement siding carries a 30-year limited non-prorated warranty, and in the Los Angeles climate it commonly lasts 30 to 50 years when installed with correct clearances and painted on schedule. The failure points are almost always installation details, not the board itself, which is why correct flashing and expansion clearances matter more than the product grade.
If you are seeing boards fail years early, the cause is nearly always water management, not material defect. Call (213) 277-6578 and we can tell you whether it is an installation issue we can fix without a full re-clad.
In most cases, no. A cracked fiber cement board should be replaced, not patched, because the board’s weather resistance is compromised at the crack line. Filling it with caulk or exterior spackle is a temporary cosmetic fix that fails again, usually within a season. We will replace the board and paint it to match, and the price includes the paint match.
For very small cosmetic nicks on trim, a color-matched sealant can work for a few years. For anything on a wall face that sees rain, replacement is the honest answer. A free estimate call to (213) 277-6578 will tell you which category your crack falls into.
Most single-board repairs and flashing fixes take half a day to a full day on site. A full re-clad of a Los Angeles ADU or addition takes one to three weeks depending on wall area, whether we are replacing trim and windows, and access conditions like hillside lots or tight setbacks. We give you a defined arrival window and a written schedule before work starts, and the 365-Day Done Right Promise covers the completed work for a full year.
We stock the most common HardiePlank lap board exposures, 4×8 HardiePanel sheets in select textures, and HardieTrim boards in the widths most Los Angeles additions use. We also have the correct fasteners, flashing tape, and touch-up primer on the truck. Less common profiles or custom colors are ordered from our local supplier, usually within a few business days. We work with James Hardie, KraftMaid, Cambria, and Silestone across our remodeling projects, so the materials behind the guarantee are brands we know well.
If you have James Hardie siding or trim failing on your Los Angeles home addition or ADU, call (213) 277-6578 for a free estimate. We will give you a written price before any boards come off the wall, and we will stand behind the work for a full year in writing.
