Cover Home Additions & ADU: The Los Angeles Owner’s Guide
Home additions and ADU construction in Los Angeles typically run $53,100 – $153,400 for a full addition, and $106,200 – $259,600 for a detached ADU, depending on square footage, foundation work, and utility connections. Those are the numbers we put in writing before anyone picks up a hammer. When a homeowner calls us about a Cover home addition or ADU, it’s usually because something stopped working the way it should: a room that was added years ago is pulling away from the main structure, a garage conversion has water coming in at the sill plate, or an ADU added by a previous owner has a roofline where the flashing never got done right. Trevor Nash has walked into more than a few of these and found the problem inside the first twenty minutes.
Which Cover Models This Applies To

Cover is a prefabricated housing company that builds factory-made wall, ceiling, and floor panels, then assembles them on site. The parts we see most in Los Angeles are their standard steel-framed wall panels, integrated ceiling cassettes, and the utility chases that carry electrical and plumbing through the panel joints. If you have a Cover addition or ADU on your property, the first thing to check is the sill plate where the steel frame meets the foundation. Cover panels bolt to a treated sill, and in Los Angeles we see failures there more than anywhere else: termites find that wood, or the anchor bolts were spaced wrong from day one, or a previous remodel cut into the sill to run a drain line and nobody reinforced it.
For aftermarket components, we match panel thickness and steel gauge to the original Cover spec. Cover’s panels are not a standard off-the-shelf stud dimension, so you can’t grab something from a big-box store and expect it to carry the same load. We also stock compatible flashing profiles for the panel-to-roof joint, because that seam is where Los Angeles rain, even the light stuff, finds its way in and starts the slow rot behind the stucco. We’re an independent remodeling company, by the way. We install and repair Cover structures, but we’re not affiliated with Cover.

Signs Your Cover Home Addition or ADU Is Failing
- Gaps opening between the addition and the original house. This usually means the two structures are moving independently, which points to a foundation or anchoring issue at the connection point. In Los Angeles clay soil, the wet-dry cycle moves a shallow footing more than most people expect.
- Drywall cracks at the upper corners of doorways in the addition. Cover panels are stiff, so when something shifts, the stress shows up at the weakest point, which is almost always a door header or a window corner. A hairline crack is normal settling; a crack you can fit a nickel in is not.
- Water staining on the ceiling near the roof-to-wall transition. The panelized roof system depends on a continuous flashing detail. When that flashing lifts or corrodes, water gets in and travels along the steel framing before it ever shows on the ceiling.
- Doors in the addition that stick in summer and swing loose in winter. Steel framing expands and contracts with temperature differently than wood framing. Some seasonal movement is expected; a door that won’t latch at all is a hinge or racking problem worth a look.
- Musty smell you can’t locate, especially after rain. That’s usually moisture trapped in a wall cavity. With steel-framed Cover panels, the first place we check is the bottom track where condensation collects and has nowhere to drain.

AfterReplacement Cost & What’s Included

For a full home addition in Los Angeles, you’re looking at $53,100 on the low end for a small bump-out or sunroom and up to $153,400 for a larger ground-up addition with kitchen or bath rough-ins. ADU construction runs higher, between $106,200 and $259,600, because it includes its own foundation, utility connections, and a full kitchen and bath. What drives the number: square footage, site access (a tight Los Angeles hillside lot costs more to work on than a flat Valley lot), utility trenching distance, and whether the existing Cover structure needs corrective work before we can tie into it.
Every quote we write includes parts, labor, permits, and disposal. You get a written price before any work starts, and that number is the number on the invoice. If the work fails inside 365 days, we come back and fix it at no charge, in writing, every time. We source panel components and finishing materials from recognized trade brands, and our crew shows up background-checked and in uniform.
DIY or Call Us?
You can safely check a few things yourself: look for visible gaps at the foundation seam, run a hose along the roof-to-wall joint to see if water pools, and note which doors stick when. What you should not do is cut into a Cover panel to look for a leak. The panels carry structural load, and the steel edges are sharp enough to need a hospital trip. Same goes for any electrical chase work. A real conversation about what’s wrong costs you nothing, and a live person answers the phone at (213) 277-6578 around the clock. If it turns out to be minor, we’ll tell you that straight and give you a number to fix it.
FAQs

The steel frame should last 50 years or more, but the finishes and the flashing details need attention every 15 to 20 years. Los Angeles sun is hard on exterior sealants, and the wet-dry soil cycle is hard on shallow footings. We see most Cover structures reach the point of needing real repair work around the 15-year mark, usually at the roof transition or the sill plate.
Usually yes. The framing itself rarely fails; it’s the connections, flashings, and finishes that go first. We’ve saved homeowners tens of thousands by catching a sill plate issue before it spread into the wall panels. The sooner you call, the smaller the repair. Call (213) 277-6578 for an exact assessment, the estimate is free.
A focused repair, like re-flashing a roof transition or replacing a rotted sill section, takes two to five working days. A larger structural correction or a full ADU build runs three to six months depending on scope and city inspection timing in Los Angeles. We give you a written timeline with the written price.
We keep common flashing profiles, sill plate materials, and panel fasteners on hand, and we can order Cover-matched steel gauge components within a week. We also work with materials from KraftMaid, Cambria, and Silestone when the project calls for finish work. If we don’t have a specific part, we’ll tell you that on the first call, not on the day of the job.
