Unilock Roofing: The Los Angeles Owner’s Guide

If you have a Unilock roof and a part has failed, here’s the short version: we source and install Unilock-compatible roofing parts across Los Angeles, and most replacements run between $470 and $2,125 installed depending on the part and access. We stock common Unilock roof components on our trucks, and we can usually match your existing installation the same week you call. Most owners discover the failure the hard way, a damp spot on the ceiling after a heavy rain, granules collecting in the gutter, or a roof tile that shifted during Santa Ana winds. One failing part, left alone, invites water into the underlayment and from there into the decking, and that’s when a $600 fix becomes a $6,000 problem.

We’re an independent Los Angeles contractor, not a Unilock dealer or affiliate. But we’ve worked on enough Unilock roofs across the Basin to know their quirks, their part numbers, and where they tend to fail first in Southern California weather.

Which Unilock Models This Applies To

Unilock doesn’t sell roofing the way they sell pavers, it’s more of a niche product line than a broad consumer roofing brand. So when we say “Unilock roofing,” we’re usually matching hardware, flashing, or ridge components to an existing roof that was installed with Unilock-specified products, not swapping a full Unilock tile system. The compatibility question matters more than the brand name on the box.

Here’s what we check before ordering any part: the tile profile (flat, S-curve, or barrel), the batten spacing, the underlayment type, and whether the original installer used Unilock’s integrated clip system or a generic batten-and-screw method. That last point trips up a lot of homeowners. A Unilock clip from one production year won’t seat properly on a tile from another, and aftermarket clips sometimes look identical but sit 2mm higher, which cracks tiles under foot traffic. If you can photograph the part and any stamped numbers on the underside of a neighboring tile, our techs in Los Angeles can identify it quickly. For most residential Unilock-style roofs, we recommend OEM or exact-profile aftermarket parts, not generic equivalents. The profile match is what keeps water flowing where it’s supposed to go.

We keep common Unilock-compatible ridge caps, eave closures, tile clips, and flashing on the truck. The oddball pieces, barrel tile end caps, custom-color hip starters, we order and usually have in hand within three to five business days.

Signs Your Unilock Roofing Is Failing

  • Granules in the gutter or at downspout elbows. This means the surface coating on your tiles or caps is breaking down. In Los Angeles, UV exposure and the salt air near the coast accelerate this more than rain does. The tile still sheds water, but it’s losing its protective face and will get more porous each season.
  • A shifted or cracked tile after wind. Santa Ana winds get under S-curve and barrel profiles and lift them. One shifted tile breaks the overlap pattern, and water finds the underlayment beneath. If you can see the underlayment from the ground, you’re already past cosmetic damage.
  • Water staining on the ceiling after rain, but only near a wall or valley. This usually points to failed flashing at a roof-to-wall transition or a valley. Unilock-style tile roofs rarely leak through the field of tiles; they leak where geometry changes. The part that fails is almost never the tile itself.
  • A persistent damp musty smell in the attic. You don’t see a stain yet, but moisture is getting through the underlayment and air circulation isn’t drying it out. In Los Angeles homes with minimal attic venting, this is often the first sign we catch on a roof inspection.
  • Hip or ridge caps sitting unevenly or missing mortar. The caps take the brunt of UV and wind. When they crack or the mortar bed erodes, water runs straight down the hip line into the underlayment. This is the most common Unilock-style repair we do in Los Angeles, replacing cracked hip and ridge caps before the structure below gets involved.

Replacement Cost & What’s Included

A dining nook with a built-in banquette

For Unilock-compatible roof repair in Los Angeles, you’re looking at $470 to $2,125 for most part replacements, including labor, fasteners, and the part itself. Simple jobs, like swapping a cracked field tile or resetting a shifted S-curve, land on the lower end. A full ridge cap re-set, re-bedding and pointing hips, or replacing flashing at a chimney or wall, pushes toward the upper end. What drives the number: roof pitch (steep roofs take longer and need safety equipment), access (a second-story hip with no landing below costs more than a single-story eave), and whether the decking beneath the failed area has already rotted. If the decking is compromised, we’ll show you before we touch it, and we’ll put the new number in writing before any additional work starts.

Every Unilock-style roof repair includes our 365-Day Done Right Promise: if the repair fails inside the guarantee period, we come back and fix it at no charge. No service call, no re-inspection fee. You get a written price before we start, and the number on day one is the number on the invoice.

DIY or Call Us?

You can safely check a few things from the ground: look for shifted tiles, missing caps, or granules collecting at downspouts. You can also step into the attic with a flashlight after a heavy rain and look for damp spots on the underside of the decking. What you shouldn’t do is go up on the roof yourself. Tile roofs are fragile, and walking on them without load-distributing know-how is how one broken tile becomes six. High-pitch roofs in Los Angeles hillside neighborhoods are especially unforgiving. A fall from even a single-story roofline sends people to the hospital every year, and the medical bill will eclipse any repair quote we’d give you.

If you suspect a Unilock-style roof part has failed, call (213) 277-6578. Trevor Nash will put eyes on it, tell you what’s actually wrong, and give you a number first, then pick up the tools.
