CWS Windows & Doors: The Los Angeles Owner’s Guide

We stock and install CWS-compatible window and door parts across Los Angeles, with most replacements running $470 – $2,125 for hardware, rollers, balances, and weatherseal work, and full window replacement landing between $5,310 and $17,700 depending on size and glass package. Same-week scheduling is typical for parts we keep on the truck; custom-ordered CWS components usually arrive in 5 – 10 business days. Most owners find the problem the same way: a window that suddenly won’t stay up, a patio door that grinds on its track, or a draft that wasn’t there last winter.

We’re an independent Los Angeles service provider, not a CWS dealer or factory affiliate. What that means for you is simple: we fix what’s failing, we match the part to your specific unit, and we don’t push a full replacement when a $120 balance cartridge would fix the window. Trevor Nash has been clear about the approach since day one: give you a number first, then pick up the tools.

Which CWS Models This Applies To

CWS (California Window & Door, also sold under the CWS Select and CWS Reserve lines) has used a few different hardware platforms over the years, and the parts are not always interchangeable between series. The vinyl-framed horizontal sliders and single-hungs use a block-and-tackle balance system on later builds, while early-2000s units often have spiral balances. The casement and awning windows run a multi-point lock that differs between the two series lines. If you don’t have the original paperwork, pull the sash and look for an etched code on the spacer bar or a white sticker on the inside frame rail. That code tells us the glass date, series, and hardware generation without any guesswork.

One compatibility gotcha we see often in Los Angeles: CWS patio doors from the CWS Reserve line use a tandem roller assembly that will not accept replacement wheels from the Select line, even though both doors look nearly identical from the inside. The rail profile is the giveaway. Our techs measure the roller housing before ordering, every time. On seals and weatherstripping, OEM CWS gaskets are still the best call because aftermarket profiles rarely seat tight enough against the original extrusion, and in a Los Angeles summer that means dust, not just air, working through the gap.

Signs Your CWS Windows & Doors Is Failing

  • Window drops shut or won’t stay open. The balance system has lost tension or a cord has snapped inside the jamb. This is the most common CWS failure we replace, and it’s almost always one of two parts: the block-and-tackle cartridge or the spiral balance pin.
  • Sliding door grinds, skips, or drags on the track. The roller wheels have flattened or the bearings have seized. CWS doors ride on a steel-reinforced roller, and once a wheel flat-spots, the door starts wearing into the aluminum rail. That secondary damage is what turns a $60 part into a $400 rail replacement.
  • You feel a draft or see light at the sash corners. The weatherseal has compressed and won’t spring back. Los Angeles heat cycles dry out vinyl and foam gaskets faster than coastal air, so a unit ten years old here will often show seal failure even if the glass is still fine.
  • Handle turns but the lock doesn’t engage. The multi-point gearbox in the CWS lock mechanism has stripped, or a tie rod has come out of alignment. The handle set is fine; the internal cassette is the fail point.
  • Condensation between the panes, or a fog that never clears. The glass unit’s seal has failed. On Windows & Doors this means replacing the insulated glass unit (IGU), not the whole frame. CWS units built before roughly 2012 were more prone to seal weep in inland heat, and we’ve replaced hundreds across the Basin.

Replacement Cost & What’s Included

For Los Angeles CWS owners, here’s what you can expect to pay, installed, with a written price before we start:

  • Balance cartridge or spiral replacement: $470 – $2,125 depending on how many sashes and whether the balance type needs retrofitting
  • Patio door roller assembly replacement: $470 – $2,125
  • Weatherseal and gasket replacement: $470 – $2,125
  • Multi-point lock cassette replacement: $470 – $2,125
  • Insulated glass unit replacement: $470 – $2,125
  • Full window replacement (per opening, installed): $5,310 – $17,700

Every one of those numbers is a written price, not a ballpark. We deliver the quote in writing before any work starts, so the number on day one is the number on the invoice. Parts are broken out separately from labor on the invoice, and the work carries the 365-Day Done Right Promise: if it fails inside the guarantee period, we come back and fix it at no charge.

DIY or Call Us?

Certain checks are safe and worth doing yourself: look for the CWS label or glass code, snap a photo of the hardware, note whether the problem is worse in heat or cold. That information helps us bring the right part on the first trip. What we’d steer you away from is pulling apart a block-and-tackle balance or tensioning a spiral balance without the right tooling. Those assemblies hold significant spring tension, and when they let go, they go fast. We’ve taken drywall chips out of more than one window casing after a YouTube-guided repair went sideways. Leave the high-tension parts to someone who does it every week. If you’re not sure whether your issue is safe to touch, call (213) 277-6578 and describe it. We’ll tell you straight, no charge for the phone time.
