CWS Roofing: The Los Angeles Owner’s Guide

If you’ve got a CWS roof system in Los Angeles and something’s failed – a cracked tile, a split underlayment seam, flashing that’s pulled away from a curb – we stock and install CWS-compatible roofing materials, and a typical repair runs $470 to $2,125 depending on what failed and how much of the roof is involved. Most CWS owners don’t discover a problem until water shows up on a ceiling or a tile slides out of place after a Santa Ana wind event. What we’ll do here is walk you through exactly what fails on CWS roofs in this climate, what it costs to fix, and how to know whether you’re looking at a repair or a full replacement. Give you a number first, then pick up the tools.

Which CWS Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

CWS (California Weatherproofing Systems, but every roofer in Los Angeles just says CWS) built several tile and shake roof systems across Southern California through the 1980s and 1990s. The two you’re most likely to have are the CWS lightweight concrete tile system over a batten-and-counterbatten layout, and the CWS composition shake system that mimics wood shake but is actually a formed concrete or resin product. The compatibility gotcha most homeowners hit is this: CWS tiles have a slightly different rib profile than standard Eagle or Boral tiles, so you can’t drop a generic concrete tile into a CWS field and expect the interlock to seat. The tile has a raised channel on the underside that keys into the batten, and CWS battens are spaced about 13 inches on center in most Los Angeles installations – not the 14-inch spacing you’ll find on some other tile systems. If you look at the back of a removed tile, you’ll usually find a CWS stamp or a raised “C” mold mark near the nose. For the shake profile, CWS used a four-shake molded panel in some years and individual shakes in others. Measure the exposed butt height, which is typically 10 or 11 inches, before calling anyone – it determines which aftermarket profile will match without a visible patch line.

On OEM versus aftermarket: CWS itself no longer manufactures these products, so a true “OEM” tile usually means a salvage match from a tear-off supplier in the Inland Empire or San Fernando Valley. Salvage tiles carry their own risk – micro-cracks from removal, UV aging that’s already used up half the tile’s life. A quality aftermarket tile from a manufacturer like Eagle or US Tile, selected for the same rib spacing and profile, is often the stronger choice. We carry the common CWS profile equivalents on our trucks and can match color closely enough that you won’t see the patch from the street.

Signs Your CWS Roofing Is Failing

  • Water staining on ceilings or exterior walls, especially after a long drizzle rather than a downpour. This usually points to failed underlayment – the paper or synthetic layer beneath the tiles has finally surrendered after 25-plus years of Los Angeles sun and condensation cycling. The tiles themselves may look fine from the ground.
  • Broken or slipped tiles you can see from the yard, often after wind. CWS tile battens were sometimes nailed with standard roofing nails instead of ring-shank or screws. Once the nail loosens, the tile walks down the roof. One missing tile lets water attack the underlayment in that spot, and the problem compounds.
  • Granular grit collecting in gutters or at downspout outlets. Concrete tile sheds surface material as it ages – a little is normal, but heavy grit means the tile matrix is breaking down and the tile is nearing the end of its effective life. CWS lightweight tiles, in particular, weather faster on the sun-facing slopes.
  • Flashing that has lifted, split, or pulled away from chimneys, walls, or skylights. In Los Angeles we see this constantly on 1990s CWS installs because the flashing was often bedded in plastic cement that hardens and cracks over time. Once the seal breaks, water runs straight down the wall and under the tile field.
  • Mold or mildew on the north-facing slopes. Los Angeles roofs don’t see standing water often, but shaded north exposures stay damp after fog and morning marine layer. If moss or dark staining is showing on CWS tile, the tile itself has become porous and is holding moisture – a sign of full-field age rather than a single-point failure.

Replacement Cost & What’s Included

For a CWS roof in Los Angeles, here’s how the numbers break down. A targeted repair – swapping out 10 to 20 broken tiles, resetting battens, sealing a small flashing section – runs $470 to $1,100 in most cases. A larger repair job, like re-flashing a chimney or replacing a whole valley section on a CWS tile roof, lands between $1,100 and $2,125. A full roof replacement, which means tearing off the old CWS system, replacing the underlayment, and installing new tile or a comparable material, runs $9,440 to $23,600 in Los Angeles depending on roof size, pitch, and whether you’re staying with tile or switching to a composition shingle or metal profile.

Scope Typical Los Angeles Price Range
Small repair: broken tile swap, minor flashing seal $470 – $1,100
Mid-size repair: valley rebuild, re-flash chimney, reset battens $1,100 – $2,125
Full roof replacement (all materials included) $9,440 – $23,600

Every repair we do includes a written price before any work starts, so the number we hand you on day one is the number on the invoice. The labor and the tile or flashing material are separated on the quote, so you can see exactly what you’re paying for. And because we operate under the Kingswell standard, every repair carries a written guarantee – if the work fails inside the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s in writing on every CWS roof repair we do in Los Angeles.

DIY or Call Us?

What you can safely do as a CWS owner: document what you see from the ground, check your gutters for tile grit, and take a photo of any visible damage with a phone zoom rather than a ladder. If you want to mark the spot for us, a piece of blue painter’s tape on your wall near the interior stain helps. But here’s the honest line: a CWS roof is not a safe place for a homeowner to be. The tiles are brittle with age, which means stepping on them breaks more of them. The battens may be loose, and on high-tension tile systems the slope plus the weight of concrete tile means a slip is a broken bone or worse. We’ve watched homeowners turn a $700 tile swap into a $4,000 repair by walking across a CWS field that was already compromised. If you suspect a leak, call (213) 277-6578 and let us get eyes on it properly. Free estimate, and the estimate itself is written.
