PGT Roofing: The Los Angeles Owner’s Guide

If you have a PGT roof or skylight system and a part is failing, we can source and install the replacement. Typical PGT roofing component replacement in Los Angeles runs $470 to $2,125 for most repairs, while a full roof replacement lands between $9,440 and $23,600 depending on square footage, pitch, and the condition of the underlayment. Most owners discover the problem the same way: a water stain on the ceiling after the first heavy rain, a drip near the skylight chase, or a loose flashing that’s started to chatter when the Santa Anas pick up in Topanga Canyon or Porter Ranch.

We’re an independent Los Angeles remodeling and repair contractor, not a PGT dealer or corporate affiliate. What that means for you: we match the part to your exact PGT product, price it honestly, and install it with the same written guarantee we give on every job we take.

Which PGT Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

PGT builds several roof-adjacent product lines that show up in Los Angeles homes, and each uses different component specifications. The big three we see here are PGT’s impact-rated skylights, their glass roof panels on enclosed patios and sunrooms, and the flashing and curb systems tied to their WinGuard and Eze-Breeze product families. If your home went through a remodel or an ADU addition in the last ten to fifteen years, there’s a decent chance the supplier specified PGT glazing for the roof cutouts or patio enclosure.

Here’s the compatibility gotcha that trips up a lot of owners: PGT skylight curbs are sized to the rough opening, not to the glass dimensions. A “24-inch” PGT unit often sits on a curb that measures 22-1/2 by 22-1/2 inches at the rough framing. If you order a clamp ring, flashing kit, or replacement glass panel by the visible glass size alone, it won’t seat. We always measure the curb, not the lens. On Eze-Breeze patio enclosures, the vinyl glazing channels and horizontal rails changed profile in 2018, and the older profile accepts a different retainer clip than the current one. We keep a caliper measurement step in every parts call so you don’t end up with a return shipment and another week of a tarp on the roof.

When an OEM PGT part is available through our local supply channels, we quote OEM. When lead times run six to eight weeks, which happens on some WinGuard glazing assemblies, we’ll offer a quality aftermarket equivalent from a recognized glazing supplier and tell you the tradeoff in plain terms. On flashing and curb caps, the aftermarket parts are often fabricated in heavier-gauge aluminum than the originals, and we’re comfortable standing behind them with the same 365-day guarantee we put on everything else.

Signs Your PGT Roofing Is Failing

  • Water staining on the ceiling or drywall below a skylight. This almost always points to a failed curb flashing or a dried-out sealant bead between the frame and the roof membrane. The stain may appear weeks after the actual leak, when the drywall finally saturates enough to telegraph it.
  • Condensation between the panes of a PGT skylight or glass roof panel. The insulated glass unit has lost its argon fill or the edge seal has failed. It’s a cosmetic issue at first, but in Los Angeles the trapped moisture expands in the dry heat and eventually clouds the glass permanently.
  • Gurgling or dripping sounds from a roof penetration during rain. Water is pooling against a failed gasket or a cracked curb and finding a path through. The sound usually comes before the visible stain, so if you hear it, check the attic the same day.
  • Visible gaps, lifting, or cracked sealant around roof flashings. Southern California UV eats polyurethane and butyl sealants in three to five years on south-facing elevations. If the sealant has pulled away from the metal, water is already getting under the flashing.
  • Loose or rattling glazing panels in an enclosed patio roof. The vinyl retainer clips or aluminum pressure plates that hold Eze-Breeze-style panels have fatigued. In high-wind pockets like the canyons above the 405, a loose panel can lift and shatter, so this one is worth addressing before the next wind event.

Replacement Cost & What’s Included

A built-in window seat in a bay window

In Los Angeles, most PGT roofing component replacements run between $470 and $2,125 installed. That range covers resealing and replacing a standard skylight curb flashing at the low end, up to full replacement of a skylight frame, clamps, and glazing at the high end. Full roof replacement with PGT-compatible materials runs $9,440 to $23,600, and the driver there is roof square footage, pitch, number of penetrations, and whether the existing underlayment passes inspection or needs to come up.

The number we give you is written, not verbal. Every parts job follows the same Kingswell standard as our full remodels: a written price before we pick up a tool, a defined arrival window, and a written 365-Day Done Right Promise on the install. If the same part fails inside a year because of our workmanship or the component we supplied, we return and fix it at no charge. That includes the second service visit, with no re-inspection fee.

Parts and labor are separated on every invoice, so you can see exactly what the component costs and exactly what the install costs. If the OEM part is backordered, we tell you the lead time before you commit to anything.

DIY or Call Us?

Roof work is dangerous, and we’ll say it plainly: replacing a skylight, flashing, or roof glazing panel from the roof side involves height, sloped surfaces, and the real risk of a serious fall. It’s not a weekend project. The one thing a homeowner can safely do is document symptoms from inside the house: photograph the stain, measure the rough opening of the skylight well, and check for condensation between panes. That information helps us arrive with the right part on the truck instead of making a second trip.

What goes wrong when DIY attempts happen, we’ve seen firsthand behind tile and drywall across Los Angeles: the wrong sealant used because it was on the shelf at the hardware store, the curb measured wrong, the flashing lapped backward, and the leak comes back wetter than before. If the part has failed, call (213) 277-6578. We’ll bring the right component, install it with the guarantee in writing, and give you a number first, then pick up the tools.
