Schluter Home Additions & ADU: The Los Angeles Owner’s Guide
If you’re planning a home addition or ADU in Los Angeles and want Schluter waterproofing and uncoupling systems handled correctly, we install and integrate Schluter products on projects ranging from $53,100 to $153,400 for a full addition, and $106,200 to $259,600 for a detached ADU. We’re an independent remodeling contractor in Los Angeles, not affiliated with Schluter, but we work with their systems every week because they hold up to how people actually live here. Most owners reach out to us after a previous contractor skipped the waterproofing step entirely, or installed a Schluter membrane wrong and watched tile crack or water seep into the subfloor within a year.
What does that look like? A shower in a converted garage starts leaking through the wall into the bedroom closet on the other side. Or the floor outside a new ADU bathroom shows grout cracking in a straight line, which usually means the substrate moved and the uncoupling layer wasn’t installed or wasn’t the right product for the conditions. In Los Angeles, with our clay-heavy soils in neighborhoods like Mid-City and the Valley’s expansive dirt, that movement is a question of when, not if. The Schluter part of the job matters because it’s the layer between the structure and the finish that absorbs that movement. Get it wrong and no amount of expensive tile will save you.
Which Schluter Models This Applies To

Schluter makes a wide range of products, but for home additions and ADUs in Los Angeles, we’re mostly working with DITRA and DITRA-HEAT uncoupling membranes for floors, KERDI and KERDI-BOARD for waterproofing showers and wet areas, and DILEX movement joints for transitions where two surfaces meet. Identifying which product you need starts with the packaging, which is always printed with the product name and size, but if that’s long gone, the membrane itself has a grid pattern with the Schluter logo and product code stamped into it. DITRA is a polyethylene membrane with a grid of square cavities and an anchoring fleece on the back. KERDI is a sheet membrane with a smooth orange face and fleece on both sides for bonding.
The compatibility gotcha most Los Angeles homeowners run into is this: Schluter’s uncoupling membranes assume the subfloor meets a certain deflection standard, and in older homes, especially pre-1970s buildings with 2×6 or 2×8 joists on wide spacing, that standard often isn’t met without structural work first. We’ve walked into ADU projects in neighborhoods like Jefferson Park where the floor bounces enough to make a glass of water ripple, and no membrane will fix that. The other common mix-up is using KERDI on a floor where DITRA is the right call, or vice versa. They’re not interchangeable: KERDI is for waterproofing, DITRA is for uncoupling and waterproofing, but DITRA won’t replace KERDI on walls. If you’re not sure which product was originally installed, take a photo of any remaining membrane, note the color and grid pattern, and call us at (213) 277-6578. We’ll identify it without charging you for the call.
We stock genuine Schluter DITRA, DITRA-HEAT, KERDI, and KERDI-BOARD, along with Schluter ALL-SET modified thin-set and Schluter’s DILEX profiles. For homeowners weighing OEM versus aftermarket equivalents, our honest position is this: Schluter is one of those products where aftermarket substitutions usually cost you more in callbacks than they save at the counter. We have used generic uncoupling membranes that looked identical, and the grid walls were thinner, the fleece was lighter, and the tile cracked anyway. When a product carries a responsibility this big, we recommend the real thing. The warranty from a Schluter installation only applies when their product is installed with their thin-set and their profiles, so cutting corners on any one of those voids the protection you were buying in the first place.
Styles & brands we work with

Signs Your Schluter Home Additions & ADU Is Failing
- Grout cracking in straight lines across a tile floor. This is the classic signature of substrate movement with no effective uncoupling layer between the structure and the tile. In Los Angeles, where daytime and nighttime temperatures can swing 30 degrees and clay soil shifts with the seasons, that movement is constant.
- Water stains on the ceiling below a second-story bathroom or ADU bathroom. Water travels down and follows framing, so the stain may appear several feet from the actual leak source. The failure is often a KERDI seam that wasn’t lapped the required 2 inches, or a corner that was cut rather than folded and banded.
- Loose or hollow-sounding tiles, especially near door thresholds or where the addition meets the original house. The transition between old and new structure is a known stress point in Los Angeles home additions. Without a movement joint like a DILEX profile there, the tile can’t absorb the differential movement and eventually debonds.
- A musty or sour smell inside a closet adjacent to a newly built ADU shower. That odor usually means water is trapped behind the tile and wicking into drywall or framing. By the time you smell it, the damage behind the wall is further along than the visible signs suggest.
- Efflorescence – that whitish, chalky powder on grout joints – in a new ADU bathroom. This tells you water is moving through the tile assembly and carrying minerals to the surface. It means the waterproofing was either skipped, pierced, or installed with unmodified thin-set where modified was required, or vice versa.

AfterReplacement Cost & What’s Included

For a Schluter-related repair or re-installation within a Los Angeles home addition or ADU, the cost depends on what we find once we open things up. Replacing a failed shower pan with a new Schluter KERDI system on a standard 3×5 footprint typically runs $5,310 to $14,160. Re-installing an uncoupling membrane and tile across an ADU floor that cracked runs anywhere from $4,130 to $12,980 depending on square footage and the tile’s weight and size. A full ADU construction, where Schluter products are integrated from the start, runs $106,200 to $259,600 in Los Angeles.
Every number we hand you is a written price before work starts. Not a range we might revise, not a ballpark we’ll adjust when the crew shows up. You’ll know the parts cost, the labor cost, and the materials cost before we open a single box of thin-set. And every job includes our 365-Day Done Right Promise in writing: if the work fails inside the guarantee period, we come back and fix it at no charge. No service call fee, no re-inspection fee, no fine print about how it’s “normal wear and tear.” If we installed it and it fails, it’s on us.
DIY or Call Us?
Some things you can safely check yourself. Look at the grout under a strong light and run a finger along the joints – if powder keeps coming off on your finger, the grout has lost its bond. Check whether tiles sound solid when you tap them with the handle of a screwdriver, comparing the sound near the walls to the sound in the middle of the floor. Those observations help us understand the failure before we arrive.
Where DIY goes wrong is doing the fix. Schluter membranes look simple – you thin-set them down, you press, you roll, you’re done – but the products have specific requirements that most homeowners don’t know exist. KERDI seams need a 2-inch lap. DITRA needs to be installed with the fleece side down and embedded with a specific trowel size. If you use the wrong thin-set chemistry, the membrane won’t bond to the fleece, and the whole system fails in a way you can’t see until the tile cracks. And if the failure is a structural deflection issue, no amount of membrane work will solve it. Give you a number first, then pick up the tools. Call us at (213) 277-6578 and we’ll inspect the failure, explain what we find in plain English, and hand you a written price before any work is scheduled.
FAQs

A properly installed Schluter system should last the life of the tile assembly, which in a Los Angeles home addition is typically 25 to 50 years depending on use and maintenance. The product itself doesn’t degrade on its own; what kills it is installation error, substrate movement beyond the product’s design, or water getting behind it through a compromised seam or penetration. When Schluter fails early, the problem is almost always how it was installed, not what was installed. If your membrane is failing inside two or three years, call us at (213) 277-6578 for an inspection – we’ll tell you exactly what we find.
It depends on the failure. A single KERDI seam that’s delaminating can sometimes be repaired without gutting the whole shower, but if the waterproofing has been compromised in multiple locations or the substrate is wicking water into framing, the responsible fix is a full removal and re-installation. We’ll never sell you a full teardown if a targeted repair will actually hold. If a targeted repair is the honest answer, that’s the price we write down. Call (213) 277-6578 for a free inspection and we’ll tell you which situation you’re in.
A standard 3×5 shower pan replacement with Schluter KERDI typically takes 4 to 6 working days from demo to waterproofing to tile to grout, plus curing time before use. Larger custom showers with benches, niches, or heated floors extend that. Where the Los Angeles timing gets real is the thinset cure: modified thin-set under KERDI needs time to dry before the waterproofing test, and rushing that step is the single most common way contractors cause their own callbacks. We won’t rush cure times to close a job faster.
We keep genuine Schluter DITRA, DITRA-HEAT, KERDI, KERDI-BOARD, ALL-SET thin-set, and DILEX profiles on our trucks in Los Angeles. For less common Schluter products, like specific DILEX finishes or specialty pre-formed corners beyond the standard line, we source from our local Schluter distributor, usually within one or two business days. If you have a question about a specific Schluter product for your addition or ADU, call (213) 277-6578 and we’ll tell you honestly whether we have it or need to get it.
We work on Schluter systems throughout the home, including kitchen remodel floors, bathroom remodels, and whole-home remodels throughout Los Angeles. We also install products from brands like KraftMaid cabinetry, Cambria countertops, and Silestone surfaces alongside Schluter waterproofing, so your entire remodel carries consistent quality. Every project gets the same written price, the same written guarantee from the Kingswell standard we’ve operated under since 2004, and the same 365-Day Done Right Promise.
If your Schluter product has failed, or you’re planning an addition or ADU in Los Angeles and want the waterproofing done right the first time, call (213) 277-6578. A real person answers, we’ll schedule a time that works for you, and you’ll get a written price before any work begins. The number on day one is the number on the invoice.
