Moen Home Additions & ADU: The Los Angeles Owner’s Guide
When you’re planning a home addition or ADU in Los Angeles, Moen fixtures are a smart call: they build faucets, shower valves, and bath hardware that hold up to hard water and steady use. We install Moen products across Los Angeles as part of our kitchen, bath, and whole-home remodel work, and a typical Los Angeles home addition runs $53,100 – $153,400, while an ADU typically lands between $106,200 – $259,600. Most owners call us either at the design stage, when they’re choosing fixtures for the new space, or mid-project, when they realize the fixture they bought online doesn’t actually match the valve rough-in behind the wall. We handle both without drama.
One thing to know up front: Penhallow Remodeling Los Angeles is an independent general contractor. We install Moen products, we spec them constantly, but we’re not affiliated with Moen and we don’t sell Moen parts as a retail supplier. What we do is make sure the Moen fixtures in your addition or ADU are the right models, correctly installed, and covered by a written 365-day guarantee. If a Moen part fails inside that first year because of our workmanship, we return and fix it at no charge. The Moen manufacturer warranty still applies to the product itself on top of that.
Trevor Nash grew up in the Crenshaw district watching his uncle patch drywall and reframe doorways in the bungalows nearby, and one of the first things he learned was that a fixture is only as good as what’s behind the wall. In Los Angeles, that means planning for our water pressure, our mineral-heavy supply, and the fact that a lot of older homes here still have galvanized pipes that will chew through a cheap rough-in valve faster than you’d expect.
Which Moen Models This Applies To

This page covers Moen fixtures specified for kitchen, bath, laundry, and outdoor stations in home additions and accessory dwelling units. The biggest compatibility gotcha we run into in Los Angeles is the rough-in valve. Moen makes several valve families: M-PACT, Posi-Temp, Moentrol, and ExactTemp, and they are not interchangeable. A Posi-Temp trim kit will not fit an M-PACT valve body. If you buy a trim kit at a big-box store before the plumber roughs in the valve, you’ve got a 50/50 shot at a return trip to the store or a wall that has to come back open.
The way to identify yours: shut off the water, pull the handle and escutcheon plate, and look at the valve body itself. M-PACT valves have a small black or green plastic ring. Posi-Temp valves say “Posi-Temp” on the face or have a specific cartridge style with a single handle design. If you’re mid-remodel and the wall is still open, this is a 30-second check. If the wall is already tiled, it matters more. For ADUs where every square foot counts, Moen’s compact valve bodies and wall-mount faucet options save real inches, and we spec them often for vanity walls and kitchenette installs.
On the OEM-versus-aftermarket question for Moen specifically: we use Moen cartridges and valve bodies, period. The aftermarket cartridges are cheaper, sometimes by half, but in Los Angeles water they tend to wear out in two to three years where a genuine Moen 1222 or 1255 cartridge will usually last eight to twelve. When we quote a Moen installation, the fixture’s own warranty runs alongside our written 365-day guarantee, so if the product fails early, the manufacturer warrant is the first line and our workmanship guarantee is the backup.

Signs Your Moen Home Additions & ADU Fixture Is Failing
- Water temperature swings while you shower. This usually points to a failing pressure-balancing cartridge. You’ll notice the water goes hot when someone flushes a toilet, even if you never touched the handle. That’s the cartridge losing its ability to balance hot and cold pressure.
- A slow drip from the tub spout or shower head. On Moen valves, a persistent drip almost always means the cartridge seals have worn or scored. If it drips faster over a few weeks, that’s mineral buildup or a scored cartridge seat, both common in Los Angeles County’s harder water zones.
- The handle sticks or becomes hard to turn. Mineral scale builds up inside the cartridge housing, and eventually the handle feels gritty or won’t return to center on its own. Turning it harder just scores the cartridge and makes the problem worse.
- Low pressure at one fixture but not others. If the pressure at one Moen faucet or shower head drops while the rest of the house runs strong, you’re usually looking at a clogged aerator or a failing cartridge inlet screen. It’s an easy fix, but only if the fixture is accessible.
- Water leaking from behind the escutcheon plate. This is the one that matters most in a new addition or ADU, because the water is running inside your wall. It means the valve body seal or the cartridge O-ring has failed, and it needs attention before it soaks the framing.
In the additions and ADUs we build across Los Angeles, Moen’s cartridge-based design means most of these symptoms are serviceable without opening the wall. That’s a real advantage in a finished bathroom where tearing out tile is the expensive alternative.

AfterReplacement Cost & What’s Included

A Moen cartridge replacement in Los Angeles runs $470 – $2,125 depending on the valve type, wall access, and whether we’re working in a single-family home or a multi-story addition. That price covers the Moen OEM cartridge, the service call, and the labor to pull the trim, swap the part, and test the valve under pressure.
If you’re mid-construction on an ADU or addition and the valve is already exposed, the repair is on the low end because access is open and the shutoff is right there. If the fixture sits behind installed tile or stone, the range climbs because access is tighter and the finish work around the valve plate matters. For a fixture replacement rather than a cartridge swap, the work falls inside a kitchen or bath remodel range of $10,620 – $33,040 depending on the scope. Every Penhallow job gets a written price before any work starts, and that written number doesn’t change once we open the wall unless the homeowner changes the scope. If our work fails inside 365 days, we come back and make it right at no charge, in writing, on every project.
For full home additions and ADUs in Los Angeles, the installed cost range above includes fixture selection, rough-in, finish plumbing, and all the surrounding construction work, not just the Moen parts.
DIY or Call Us?
Aerators you can clean. A visibly clogged shower head you can soak. Beyond that, Moen cartridge work involves turning off the house water, pulling the trim, and extracting the cartridge without scoring the valve body, and a damaged valve body is a much more expensive repair than the cartridge you were trying to save labor on. If the water’s already running inside your wall, you don’t want to learn on the job.
What you can safely check: turn the fixture on and note whether the problem is isolated to it or affects the whole house, check under sinks for visible drips or corrosion, and take a photo of the fixture and handle style before calling. Those three things save real time. Then call (213) 277-6578 and we’ll give you a number first, then pick up the tools.
FAQs

A genuine Moen cartridge typically lasts 8 to 12 years in Los Angeles water, though homes in areas with particularly hard water may see 6 to 8 years before a drip or sticking handle appears. Aftermarket cartridges often fail in 2 to 3 years. Call (213) 277-6578 if you’re not sure which cartridge is inside your wall.
No, cartridges are sealed units and not rebuildable. The cost-effective repair is a new OEM Moen cartridge, which restores proper temperature control and flow without opening the wall. Call (213) 277-6578 for an exact quote.
Most cartridge replacements take 45 to 90 minutes once we’re on site. A full fixture replacement with finish work typically runs half a day. We’ll give you a written price and arrival window before we start. Call (213) 277-6578 to schedule.
We carry the most common Moen cartridges and trim kits on our trucks for Los Angeles service calls, including Posi-Temp and M-PACT valve cartridges. If your fixture needs a less common part, we source it directly through our supply partners, not through a parts counter. Call (213) 277-6578 to confirm availability for your model.
We also work regularly with cabinet and countertop lines like KraftMaid, Cambria, and Silestone across our Los Angeles remodeling projects, so your Moen fixtures get installed into a space that’s built to last around them.
