Why Los Angeles Homeowners Choose Belgard Construction

We’re an independent Belgard construction service provider offering Belgard repair in Los Angeles, and we handle everything from paver driveway installation to permeable patio repair across the Basin. What sets our Belgard work apart is that we’ve rebuilt enough of these systems in LA’s specific conditions – coastal salt air, seismic micro-shifts, and relentless UV – to know exactly what fails and why. We’re not affiliated with or authorized by Belgard, which means we call repairs as we see them, not as a manufacturer script tells us to. Call (213) 277-6578 for a straight answer and a written price before any work starts.

Belgard in Santa Monica and across Los Angeles dominates hardscape for good reason. The modular paver systems hold up to our dry heat, and the permeable lines actually help with drainage on compacted urban lots. But “holds up” doesn’t mean “never needs work.” Our crews have pulled up enough Catalina Slate patios in Silver Lake and enough Dublin Cobble driveways in Sherman Oaks to know the difference between a paver that’s failing and a base that’s giving way underneath. That’s the expertise you’re paying for.

Why Trust Penhallow Remodeling Los Angeles for Your Belgard Construction?

A whole-home remodel with the living, dining and kitchen areas opened up

Trevor Nash grew up in Crenshaw, studied construction technology at LA Trade-Technical College, and spent two decades working residential and light commercial jobs across the Basin before starting Penhallow Remodeling. There’s not much he hasn’t seen under a lifted paver. When we send a crew to your Belgard job, the tech has handled that exact product line before – not just read about it in a catalog. We know which Belgard series tolerate what, and we know which failures are surface-level and which run down to the base.

We stock original Belgard pavers and matching jointing sands locally, so when we open a section and find three cracked units, we’re not waiting on a freight shipment from Georgia. We use Aurora or Techniseal sealers on Belgard ColorFusion surfaces when the local formulation resists LA’s UV and road dust better than the manufacturer’s own protectant. Every repair comes with our 365-Day Done Right Promise in writing: if the work fails inside a year, we come back and fix it at no charge. That’s the Kingswell standard, and we’ve been operating to it since 2004.

Common Belgard Construction Problems We Fix in Los Angeles

These are the calls we actually take, not a list copied from a manufacturer FAQ:

  • ColorFusion fading on Catalina Slate patios and driveways. Belgard’s surface treatment looks sharp for the first couple years, but direct Los Angeles sun – especially in the Valley and on south-facing exposures – breaks down the color layer within 3 to 5 years. You’ll see the finish go chalky and uneven. We can clean, re-seal, or in bad cases replace the worst units with matched stock. Re-sealing with a high-UV formulation usually buys you another few years before fade returns.
  • Efflorescence on Dublin Cobble permeable pavers. That white chalky residue isn’t the paver failing – it’s mineral salts wicking up through the concrete as moisture evaporates. In Los Angeles we see it after irrigation overspray or heavy coastal fog near the marine layer. The fix is a proper cleaning with an efflorescence remover, then addressing the moisture source: redirecting sprinkler heads or improving sub-surface drainage.
  • Edge restraint failure on permeable installations. When edge restraints loosen – and they will, especially with seismic movement – individual Belgard units start to rock, separate, and eventually crack under load. This is a base and restrain problem, not a paver problem. We pull the edge, re-set the restraint with proper spikes or concrete haunching, and re-lock the field pavers. If we skip the edge, we’re just redoing the job next year.
  • Polymeric sand erosion between Melville Plank pavers. Melville Planks have tight joints, and when the polymeric sand washes out – from power washing or Santa Ana-driven debris abrasion – the units lose lateral lock and start to shift. We see this a lot on hillside terraces in Echo Park and Silver Lake where wind and slope both work against the sand. We re-sweep and compact the joints with fresh Techniseal HP or similar, then mist-cure it properly. Shortcut the cure and you’ll be back in six months.
  • Tree root lift on paver driveways. In older Los Angeles neighborhoods with mature ficus or liquidambar trees, roots push pavers up along driveway seams. The pavers themselves aren’t defective – the base is compromised. We remove the affected section, re-compact with angular gravel, and reinstall the original units when they’re still sound. We’ll tell you plainly if the root needs addressing too, because pavers on top of an active root will lift again.

Belgard Parts & Our Repair-vs-Replace Approach

A built-in window seat in a bay window

We stock genuine Belgard pavers and matching jointing sands for exact replacements, because there’s no substitute when you need a color match on a partial repair. Original units carry the same dimensions, the same texture, and the same fade profile as what’s already in the ground. An aftermarket paver from a different mold will never sit flush, and you’ll see the seam every time you walk to the car.

When individual units are cracked beyond about 50% of their surface area, or when base settlement is widespread across a whole section, we advise replacement over patching. Not because we make more money on replacement – because patching a compromised base is throwing your money at the same problem twice. We’ll walk you through the math: the cost to remove, re-compact, and reinstall a section versus the cost to keep chasing individual lifters. The answer is usually obvious once you see the base. Call (213) 277-6578 and we’ll give you that number in writing before anything gets moved.

Our Belgard Service Process – Step by Step

Here’s what a Belgard repair or installation looks like with us, start to finish:

  1. 1
Diagnosis. We open a section or inspect the full site, then name the actual failure: is it a cracked paver, a washed-out joint, a sunken base, or a failed edge restraint? You get the diagnosis in plain language before we quote anything.
  2. 2
Repair or installation. We pull only what needs pulling, re-compact the base with angular gravel when the base is the problem, then re-set original or matched Belgard units. For new installs we build the base to the same spec: compacted angular base, screeded bedding layer, pavers set, edges restrained, joints swept with the right sand.
  3. 3
Joint lock and curing. We sweep in polymeric sand and activate it properly with controlled misting – not a hose blast – so the joints lock without washing out. This step is where half the bad jobs in LA go wrong.
  4. 4
Warranty in writing. Every Belgard job comes with our 365-Day Done Right Promise: if anything fails inside a year, we’re back to fix it at no charge. No re-inspection fee, no pushback. It’s written on your invoice.

Belgard Products We Service & Install in Los Angeles

Our crews work on the full Belgard line commonly used in Los Angeles residential work, including Burbank Belgard service calls. We routinely service and install Catalina Slate pavers, Dublin Cobble permeable pavers, Lafitt Grana slabs, and Melville Plank pavers. We also handle Dover Stone, Turfstone, and the standard Belgard modular retaining wall and edging units that often pair with paver work. We keep matching stock of the most common LA lines locally, so most repairs don’t wait on a special order.

We Also Service These Brands

Belgard isn’t the only product we stand behind in writing through our General Contractor services. We install and service KraftMaid and Wellborn cabinetry, Cambria, Silestone and Caesarstone countertops, Kohler and Moen fixtures, and James Hardie siding. Our guarantee covers the work we do, regardless of which recognized trade brand is behind the product.

FAQs – Belgard Construction Service in Los Angeles

A dining nook with a built-in banquette

Is Penhallow Remodeling Los Angeles authorized by Belgard? No. We’re an independent Belgard service provider, not a factory-authorized dealer or installer. That’s the point: we recommend what’s right for your project, not what a manufacturer mandate tells us to push. Our 365-Day Done Right Promise applies to our workmanship regardless.

How do you match Belgard Dover Stone pavers when only a few are cracked but the color has been discontinued? We purchase matching units from discontinued-color stock when available, and when it isn’t, we’ll pull the best-matched original pavers from a less visible area – like along a planter edge – and swap them into the visible repair zone, then lay the closest-match replacements in the less-visible spot. You keep the visual continuity where it matters most. Call (213) 277-6578 and we’ll walk your exact situation before quoting.

Can you install Belgard Turfstone permeable pavers on a sloped Los Angeles hillside without erosion? Yes, but the base and edge restraint have to be built for it. Turfstone on a slope demands a compacted angular base, proper geotextile separation, and a solid edge restraint, plus drainage that moves water through, not around, the pavers. On steep Echo Park or Silver Lake lots we often add a small retaining edge to hold the section. We’ll spec it honestly, and if the slope is beyond what Turfstone can handle without erosion, we’ll tell you that too.

Why are my Belgard Catalina Slate pavers turning white near the edges after a light rain? That’s almost always efflorescence – mineral salts carried by moisture that evaporates at the surface and leaves a white residue. It’s not the paver deteriorating, and it doesn’t mean the concrete is failing. The cause in Los Angeles is typically irrigation overspray, heavy coastal fog, or a sprinkler line too close to the patio. We clean the residue, then fix the moisture source; if we don’t, it returns with the next wet season.

Do we need to replace the entire Belgard paver driveway if only one section is sinking near the garage apron? Not usually. We open the sunken section, inspect the base, and if the settlement is localized – say, a poorly compacted trench from an old sewer line – we re-compact the base and re-set the original pavers. One crew pulled a 700 sq ft Dublin Cobble driveway in Sherman Oaks where tree roots had lifted 15 units along the seam. We removed only the affected section, recompacted the base with angular gravel, reinstalled the original pavers after cleaning, and locked them with new Techniseal HP polymeric sand. Zero new pavers needed. If the base is failing across multiple sections, full replacement is the honest call – we’ll quote both options side by side.

What is the correct joint sand for Belgard permeable pavers in Los Angeles so they stay put during earthquakes? Belgard permeable pavers are designed to use an open-graded aggregate (ASTM #8 or #9 stone) in the joints, not standard polymeric sand, because the joints are part of the drainage system. For seismic stability, the edge restraint and base compaction matter more than the joint fill. We use angular open-graded aggregate in the joints and a reinforced edge restraint so the whole field moves as one unit instead of individual pavers rocking apart. Call (213) 277-6578 for an exact recommendation on your project.

How much does Belgard construction cost in Los Angeles? Here’s what our Belgard work typically runs across Los Angeles:

Service Typical Range
Paver Driveway Installation $8,260 – $21,240
Paver Patio Installation $4,130 – $12,980
Concrete Driveway Installation $5,310 – $14,160

What drives the price up or down? Site access (hillside lots in Silver Lake or Echo Park with tight access cost more for material handling), base condition (if we’re rebuilding a compromised base, that’s excavation and compaction labor), paver series, and total square footage. Call (213) 277-6578 for a written, line-item quote – the number we give you before work starts is the number on your invoice.
